I was always under the impression that you could nominate up to three, then close on one prior to the expiration time period. 

I'm comfortable with all of those, but I know that there is so much more than goes into your return than just those three main levers.Specifically, I'm getting hung up on 1) financing, 2) closing costs on both ends, and 3) holding costs

It was an off market property that was sent to me after connecting with a property investor local to the area.

Jonathan,It depends on a few things if the 7/1 ARM is close to adjusting/recasting I would simply refinance into a 30 year fixed.
