The litmus test is, do you have a deed to anything or are you just signing a contract promising an ROI of 8% and the right to use a unit (or specific unit) one week per year?

Each market is different so be sure to test out different methods and even layer your marketing.

I have been testing out Hemlane.

There are still deals to be had, but they have to be stress tested for a possible 50% drop in rents.

Good advice Cameron...I'm putting together a package now to help organize my thoughts and stress test my strategy. 

If the deals you're finding don't pass any recession stress tests you perform, that's a wholly different reason not to invest.

After all, I've taken on the expense of having the home inspection, termite inspection and hydrostatic testing done for them so they really have no reason to have those inspections completed again.
