Everyone's situation is unique in goals and timeframe to hit those marks.For long term I like warm belt states where baby boomers are retiring in the tens of millions.

I personally have no wholesale assignments deals under my belt as of yet, but I am enrolled in come online courses right now as well as receiving coaching.

Although after I got a few deals under my belt I started to feel more comfortable picking out defects myself.

@Douglass Belt you bring up a great point of view and something I really need to do is sit down and solidify in my business plan.

Or consider using an FHA loan on your first property/mulit-family, because you can't use that again once you have a few properties under your belt, but you could still use VA, and reuse when you move so long as you plan to owner occupy for one year. 

And you'll a couple of rehabs under your belt.

(I have 1 flip under my belt and my friend has several.)

I'll repeat; Unlike rust belt cities, Denver is growing.
