I want to gut and replace the bathroom.

Just finished a bathroom remodel that took waaaay tooo long, but I thought I'd share my experience. 

Plus look at the opportunity cost of reinvesting vs paying taxes.It takes some creative structuring beyond my expertise, but I know there's at least 2 ways to significantly lower or virtually eliminate capital gains and recapture with or without a 1031.

- For those of you who do 12-month college rentals, how do you structure the lease?

Would an appropriate structure be to have each house to be owned by its own LLC and then have an umbrella LLC own them all?

My preference is to add a master suite in the loft with a 3/4 bathroom. $15k will likely cover everything else though.I think that's about it.

It may seem that way from afar on TV but I saw a statistic that only 6% of the structures in Harris county flooded from Harvey. 

Structure is 80-100 years old (I told you, this place is quaint). 

The main structure (4-plex) was built in 1929 and there are two additional stand-alone structures that were built sometime after that.

Both properties will need a good amount of work but they are structurally sound.
