BRRRR property questions from newby

Ive found a house. It needs a lot of work. Asking price is 14,900. Houses in the area range from 50-60k. Prob C- area. Im guessing i can get it for ten. The electric is new since a past attic fire. It'l need a total roof replacement. Floor sags along the mid line of the house. House has new windows. I want to gut and replace the bathroom. Other than that its great! Haha. My question is, if I can pay cash for the house do i do that and then finance the rehab or roll it all together? If I BRRRR it, can i pay closing with the cash I get out after refit? I'e been reading forums and listening to podcast nonstop. There' a ton of info to go through. Thanks in advance.
