I wanted to quick ask what people have found to be the most economical solution to replacing water heaters for 1 and 2 bedroom apartments.

Steve Berges' book on buying and selling apartment buildings talks about this approach and it is what I would like to try to do for my future investments in multifamily.

What product are you using for flooring in your rental apartment units?

Per 2015 Landlord Tenant Handbook, rent control also applies to the following:"Residential rental units covered by the RSO include: apartments, condominiums, town homes, duplexes, mobile homes, mobile home pads, and rooms in a hotel, motel, rooming house or boarding house occupied by the same tenant for thirty (30) or more consecutive days."

I've looked at a couple properties to potentially house-hack instead of continue renting my apartment.

I would probably have to tie the lawn into one of the apartments... not sure i'm going to take the deal.. they countered at 50...

We are looking to bebe by on a part time architect and e part time engineer as a member of our team tof help us design and draw various drawings for various single family multi family condo conversions and commercial projects.

As such I can pull comparables from our local MLS on local investments and as a member of National Association of Realtors I have access to their RPR product that pulls comps for me nationwide.
