Paul, first allow me to admit that I'm not really qualified to comment since I have yet to do a deal myself, however I do have an appointment tomorrow afternoon to sign my first purchase agreement, hopefully everything goes as planned. 

After all that, we're hoping to pay less than $1400 a month.I actually flew into BWI today and I'll be looking around until Monday afternoon for places to live.

As much as it is tempting to invest with turnkey companies out of state, if I can get in the car and drive to my units in an afternoon i would prefer that.

I am open to meet Sunday afternoon anytime after 3 or after 5pm on Mon/Tue/ Wed.

what I would do is go to open houses and new construction.. what is priced at 700k is not going to be 700k 3 to 4 years from now.. could go either way better deals or prices moved up 100 to 150k.Most builders will have their homes that are near or complete open on Sunday afternoons.
