Closing is expensive for financing bc of the mountain of paperwork and recordings.I work with a company that if we already pulled title else where, they would waive that fee.

That is not to say disregard it, rather this a bump in the road not a mountain to climb.  

As for building new apartments that is also on the table.

IF NOT, can i write a personal check for the $4k to bring to the closing table but the LLC does not cash it. 

All will be properly insured and vetted.Proper SOW's and contracts will be used from now on.I learned about FHA's seasoning requirements (thankfully didn't lose the deal over this).Hoping a buyer will overlook a worn out roof can cost more than replacing up front.Do NOT trust agents on the other side of the negotiating table, and read repair contracts VERY carefully!  

What skills do you bring to the table in operating a 92 unit complex?

This will kind of be the first time they would be on the other side and investing in the property instead of just working on it and they really value the knowledge and processes we to bring to the table when turning rehab properties.
