I still would plan on running a credit check and doing the typical tenant screening process and would have them sign a lease just like any other tenant.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

Get them out, clean the units up, then start fresh with new tenants that you've screened, placed under your lease, operating by your rules.

That’s 23 days even though they found, screened and approved a tenant in 7 days. 

I'm really looking to find someone that will specialize in marketing the space, handling leads, screening and the lease agreement. 

@Mike Schorah  Did not know that, probably true and tied to people getting into this business without money and not knowing how to underwrite or screen.
