@Michael Nemeth It may seem counterintuitive, but I often schedule my rent increases in the winter months if the family has kids in school (Sec-8 are scheduled for Jan 1, notices go out Nov 1) While we certainly don't want vacancies, tenants don't want to move during the school year.
