An egress window must satisfy four International Residential Code (IRC) criteria:• Minimum width of opening: 20 in.• Minimum height of opening: 24 in.• Minimum net clear opening: 5.7 sq. ft. (5.0 sq. ft. for ground floor).• Maximum sill height above floor: 44 inThe physically smallest windows (w/r to rough opening) you can use would be either a casement window (with egress hardware) or a tilt-n-turn style window (common in Europe).

Some of the areas that I invest in, cities give down payment assistance, credit towards college education to an owner occupant and that's a huge positive for me, because in the end the quality and quantity of owner occupants will determine the direction a neighborhood moves into.There are some neighborhoods in my area where the houses were selling for $80-$100k few years ago and now no one will even touch them for $5k.

Finally got word back from my plumber.Option #1: $900 repair, replace several boiler internals (Expected to 'solve problem' for three years).Option #2: $2000 replacement, just hit that reset (warrantied)I'm leaning toward option #1, not simply because it's cheaper, but because it puts me on the clock to replace the boiler with something else (cough cough furnace).
