Is there an "average" total tax percent I could use across deals to get close before I dig deeper for the actual numbers  or do they vary significantly? 

@Julian Pilate-Hutcherson- On behalf of agents everywhere... your average real estate agent's enemy is the "tire kicker" and/or the "newbie". 

In hindsight I see that being a part of a bigger group or even a team, like KW for instance, would definitely have it's advantages for a new person like me just starting out with no experience in the industry.

I just received a letter today from the attorney at this firm asking for a retainer of $500 and stating the average cost for their foreclosure services is $5000.

His actual landlord policy with 100-150k in dwelling coverage and 1mil in liability averages about $600 per home.
