Do you hire a contractor who can give you a rehab/repairs estimate, or do you hire an inspector who can review the structural integrity of the house (i.e. check on the plumbing, water, heating, gas, electrical, foundation, drainage, roof, termite, radon, etc)?

Driving the neighborhoods is definitely your best indicator, crime heat maps, etc.I don’t know Lake Worth that well, but I believe the worst areas are south of Lake Worth rd, west of Dixie Hwy.WPB, worst areas are just north of the CBD, again west of Dixie...like 7th st up to 25-30th st.

I would get info on the following to help your agent with the search:- 3 to 5 year claims history of the property from the current owner- when there have been updates to the roof, plumbing, heating, electrical- whether or not the tentants have pets (specifically what breed if dogs)- who handles the upkeep (ie. property manager, owner, tenants, etc.)- what alarms (burglar, fire, smoke, CO, etc..) are in place and what other safety features (extinguishers, fire doors, emergency lights, video survelliance, etc.) that are presentThis type of info needs to be gotten from the current owner or property manager and they are more likely to get it for you when you are a potential buyer than after.

Unfortunately my mortgage broker tells me it will be hard tofinance.The bank will want to include the cost of heating and will only consider 50% of the revenues.Which means that it will look like I’m almost just breaking even and I am only making 850$ a month.
