Triplex evaluations for purchase
Hi everyone! I am hoping to househack in the coming year and I have been evaluating some triplexes and quads currently on the market. The trouble I'm having for all three of these properties is that the asking price seems extremely unrealistic for the NOI. I feel like I must be missing something or these owners are just throwing a "make me sell" asking price out. All of these homes are historical- most small multi-families in my area are. Can some of you seasoned investors take a look below and tell me what you think?
Property A Triplex- Asking 545,000
Rents total- 3075
Current taxes- 4344
Owner pays water, there is a shared laundry, and no central HVAC. Near the university and downtown
Property B Triplex-Asking 559,000
Rents total- 2903
Current taxes-4032
I have not gotten insurance estimates yet
Owner pays heat, there is central HVAC and washer/dryer in each unit. Near the university and downtown
Property C Quad- Asking 525,000
Rents total- 3740
Current taxes- 3192
I have not gotten insurance estimates yet
All utilities are metered separately except water- each tenant pays $70 a month, This is in an area that is undergoing redevelopment and has many business moving into the area.
I would greatly appreciate any feedback on these numbers as well as any "gotchas" I should be aware of.
