Trust me, I was not a big fan of this arrangement and was able to get out of their 3 year on-campus housing requirement when I returned from my semester abroad.

With our New England properties; renting garages is easier than renting apartments.

I am not a fan or keypad locks, Ring doorbells, Nest thermostats or other technology in long term rentals.

There's not much ventilation so I thought about adding vent fans or windows to the hallways and stairwells as they all have at least 1 exterior wall.A cheaper and easier solution I thought might be a commercial grade air purifier in each hallway and some plug in air fresheners.Every room has 2 vent fans, a window, and a through the wall air conditioner so the rooms have good ventilation but the hallways can get stagnant, especially in the summer when it is hot(no a/c in the hallways and stairwells).Any suggestions that don't cost a fortune? 

Although I did refinance when things hit the fan and rates dropped.

Lets look at what you got going for yourself:-sounds like you have a decent paying job-your family has been in the RE business for a while so I'm sure they would love to offer you some advice and bail you out if Sh*t hits the fan-its only a total investment of 45k which is a lot of money but still relatively affordableAt the end of the day if nothing goes your way, it'll be a great learning experience.
