We own this outright, no mortgage, just paying HOA and expenses which are pretty minimal.  

Can I ask did you buy in a gated/HOA community? 

I'm all about efficiency where possible so the way I'd look at it is by off setting that cost you now have say the HOA fees or monthly landscaping paid for now etc..

I'm avoiding townhouses, condos, and anything with an HOA.
