You get to network with other real estate investors and there are some nice perks to getting a membership as well. 

Sounds like a neat program.Just remember that probably none of these houses is move in ready.But go to the class, hear the stories, check it out.Tough to mess things up with a 50% foregivable loan on what nice deals are already.

I think it boils down to your communication skills and just being a nice person in general and they will reach out to you.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

Location is a huge determining factor because the difference between a nice and reliable tenant pool and a bad one can be a matter of a few blocks.

If your end goal is to live in a nice area from the jump and you will be ok with less house (in terms of size, amenities etc.) then buy the "tier 1."
