@Tom Server if the seller is not the one listed in our current tax records, we normally require the documentation that they have the right to sell before we can list it.

Doing renos with a tenant in place is not a good idea.Tell them how much you are going to raise the rent and when (how much notice do you need to give for your area and how much do you want to give-ie if 30 days' notice is required did you want to give them 60 days?).
