Do you have a home warranty on your rental(s)?

Not to be sensitive but I'm SHOCKED that so many on here liked that post & would think the contractor must have had any kind of valid reason for doing this.

One word can change everything as to landlord or tenant rights, what is enforceable, what is valid or invalid, what is too vague, etc.If tenant has made a rent relief request is it verbal or in writing?

Looking at a new construction 4 plex deal in PhoenixPurchase price -$780,000  2 bed 1 bath, 750 sq ft each Projected rents- $60,000 annuallyProjected completion- August 20203 of the 4 units have personal backyards, all new construction and a warranty by the builder. 8 covered parking spaces.

I personally invest in real estate and spend a lot of time with other investors but this lesson would be even more valid for small businesses and even just for individuals.

We built-in safeguards for tenant worthiness, pricing levels of rents, escrow hold backs for completion of landscaping, warranties, protection against damages to Phase I during construction of Phase II, etc.

Now if the attorney is charging $2k to also quiet the titles on each, showing that the new LLC owns a warranty deed and not a quit claim deed, that may be a reasonable price that you would have to consider.
