There is common stairway access to the unit, and considering adding an egress window to make it compliant. 

I'm looking into Hard Money Loans as well, but being my first flip I am sure this one will take longer than expected and I don't want all of my profit going out the window with the high interest rate and points those loans come with.I don't see any other options at this current moment.

Due to this, my contractor says we have to order custom windows to avoid breaking the brick.  

Much of it vertical - my sense is Amazon will expand planned operations in N Va & Nashville, not investing the more time in to another HQ2 search.

Last night one of the other tenants call me at 4 in the morning that they were making excessive noise and they broke a window.

(Worry #6, anyone who actually visited the property would see neatly trimmed grass and plants, snow was shoveled, trash can has recent trash, there are cars with clean windows and obviously used regularly, there are cats in the windows, lights are on, looking through a window shows furniture, etc.

Some are just high level and others go as far as testing every drain, opening every window, testing every outlet, etc.

I just can not figure it out. 2/2 1260 sq ft original Bungalow with all the built ins working fplace, large master bath Kholer through out, new roof new wiring, new plumbing, new windows period correct,new kitchen coustom maple, granite etc double lot, fresh paint in and out 544 sq ft garage for 259K.
