People's circumstances change, other offers are made, seller's remorse sets in, doubt causes seller's to be lees cooperative.  

The largest dilemma I have, while trying to evaluate the properties for cash flow is making sur ei am including a representative list of expenses.I underdtand that there will be "incidental" items that are unforeseen ( but I can budget for those) Below is the list of expenses I use when evaluating a property, please let me know what you think I need to add.

Sure will be tough to come up with 25% liquid cash on this purchase in just a few months, though, unless something unforeseen and really spectacular happens with my career.

Under normal circumstances, eviction could take 3 months.BUT, the Vacancy rates are incredibly low, around 3%.

Personally I would show and take an application, fully explaining the circumstances but I wouldn't sign a lease or take money.

That being said, in some circumstances I would prefer to have more than one person reaching out to me to make sure I was serviced. 

It is my understanding that none of those circumstances exist in my case.

I have been on the opposite side where the plan was to hold the property and had a partner who life circumstances change i.e. their daughter is getting married and they want cash, they lose a job, or their credit gets ruined and then they cannot refinance.
