a thought....you might be able to work with an investor who will buy the properties from you in a controlled closing so you can time it with the acquisition of you new property....likely cost you some equity though

I would sub2 it to gain control ..keep the existing loan in place ,give her some walking money then once she’s out of the way ..I’d lease option the house to a good tenant and let the next person go over budget rehabbing your asset !

I have plans to get a free and clear property under control in capitol hill with an 8 to 12 month purchase option (because they're not ready to move out and sell just yet) then put a rehab VA conventional loan to cover repairs and upgrades, then air B&Bit (other than the roof, the home has all original everything so I'm not quite sure how to estimate needed repairs) Now because of this rule I can't.
