For example, it is possible that a property could meet your investment criteria on CoC return, but you could overpay if you spend $50k more than the comps ... no, this is not ok because if things don't pan out as expected you will not be able to sell without bringing money to the closing table and taking a loss.

You wouldn't ask a plumber to wire your house, you wouldn't ask an electrician to put in a toilet and you wouldn't ask a sheet rock guy to install flooring...There are so many tools and tricks to the trades it is very rare that you truly find a master of all the trades.

Another side to consider: if a toilet or shower stops working in a unit with 2 bathrooms, while it is a maintenance priority, it's not an "emergency" like it would be for a 1 bathroom rental.
