I'd also drop the time for due diligence, as you can contract in a couple hours and set a closing 30 days off as customer without all the BS of exit strategies which is what the attorney will be fishing for, unusual circumstances.

Currently being rented for 1050.00, was renting for 1200.00 but tenant had domestic issues and husband left, was unable to manage the 1200.00 rent plus utilities so land lord dropped the rent to help get her over the hump so to speak.

I also wanted to clarify the comment above by @Joe Gore If you buy a property in your name and then drop it into a LLC, the LLC will not protect you from acts that occurred before you transferred the property into the LLC, but it will protect you from acts that occurred after the transfer (assuming there was no personal liability as discussed above.)

Getting it appraised will likely complicate your position, your value in the deal as the owner could simply drop the price and advertise it himself, why use you?

Back 4-6 years ago we had a local realtor who put out a weekly hotsheet with all the HUD foreclsoures in the state of GA and he had the minimum bid for the property figured out to the penny, based on the original list price and the number of times the property had dropped.
