Hi @Michael Klinger, You can certainly search for suitable Replacement Properties, and negotiate, make offers and go under contract, as long as you do not close on the purchase of the Replacement Properties before you close on the sale of your Relinquished Properties.The Replacement Properties do not have to be identified prior to negotiating or making offers or going under contract.

Hi everyone, I'm looking to get started in property investing somehow - based in Wellington at the moment but the market up here seems to have gone the same way as Auckland which, on the surface, makes it appear to be a bit of a tougher nut to crack, especially if you're looking at an investment property with a 40% down payment.My partner and I are potentially looking for ways to purchase something in the city to move into if we can't find a suitable investment that is positively geared as we're paying just under $500 / week in rent out in Petone and we both work in the city.Would love it if anybody wants to reach out and have a yarn - I am a sponge trying to learn everything I can about real estate and how to get on the ladder!

2 I can track where my visitors came from either by giving the mailings a specific website i.e. housebuyers.com/sellnow or, even better, by having them enter a "code", similar to what you see in commercials for draftkings

But had a visitor to my farm tripped and fallen over or gotten bit by one of my animals, they would have been suiting my farm entity which only had about $1,000 in the checkbook at any given point as the dollars were transferred out to my holding company regularly - not that there was much money in livestock farming.

In fact, most listing agents will note that offers, if any, will be reviewed on such and such a date, which is typically 5 to 8 days after the original listing.When there is a true deal you should expect to pay upwards of 120% of the original listing price, offer a large earnest money deposit, little or no inspection period and the closing date suitable to the seller.

Sometimes I can't find something suitable on a platform so I go to an old-school syndicator.In my opinion, rather than looking at platforms first, you should take a step back and figure out what percent of your portfolio you want in real estate.

If there were multiple ads for a particular home I would look to see what his original list price/date was, how much he dropped it and how long before the ad disappeared or sold.This helped me familiarize myself with the market as well as look for the MH that was suitable for my first deal.I don't know if you've read them or not but I started a couple threads that are like a 'walk through' of my first few deals and have a ton of great input for others here at BP.First Lonnie deal.. on the right track?
