My clients rentals I do flat white ceilings, semi gloss white trim/doors, SW Accessible Beige walls.

I don't mind sharing with the seller how much I will be or my client will make on the home either.

In which markets have you noticed particularly strong performance recently in terms of rental demand and occupancy rates?

I would never advise my client to buy with tenants in place with the intention to get them out unless they have the cash and experience.

I've seen a lot of clients investing in Texas, Florida, New York, Minnesota, and more.

I have clients renting 400 sq ft ADUs for about $2,200 per month and climbing. 

@Rebecca ReadusA couple thoughts:-- When working with house-hacking clients, I set up searches for listings with the words "walk-out" and any derivation of those words in the listing.

This actually makes it even easier for an agent because they don't have to drive around looking at 10 houses before their client makes an offer on one.Without BiggerPockets, it would be extremely difficult to find an investor-friendly agent because it was hard in 2010, and today not much has changed.
