It sounds like it's causing you a lot of stress, so if the loss is small, I'd still say dump it.

It can be a great way to get some sweat equity, to really make the house a home, but it can also be a cause of stress that you can't avoid until it's done!

You'll lose more time and money in the long run.Honestly, given your family circumstances, landlording would just add unnecessary stress to your life, as tenants could care less about anything going on in it.
