I’m interested in hearing if anyone here has bought a poorly run self storage facility before and what the process looked like for acquiring it, transitioning management, and how you dealt with tenants who were consistently late, paid in cash only, lived in the units, dealt drugs from the units, and did other sketchy things.

You could have two properties when just using standard methods available.Another reason to not BRRRR your own primary home is that I can find plenty of homes on the MLS that DO NOT fit the BRRRR method but fit my primary home requirements.  

You'll find lots of folks who have done many such loans and have standardized processes for it.

I believe FHA cash out allows you to refinance up to 80% of your home's value and often comes with higher rates than standard FHA loans.

That is the standard way of insuring it however, some companies may handle it differently.  

I rent SFMs with the standard 3x2 model or 4x2.
