There are several deals I have under speculation and one that I have an offer currently on the table.  2 story 4plex, all 2/2's; in a working class neighborhood here in Las Vegas.

That being said, you can skip all the above steps, apply the 50% rule (which is fairly accurate) and find that this deal is going to fall short of just about every return metric.The only reason to buy this building would be because of future appreciation, which is purely speculative and probably not a wise idea.Good luck!

Here is some speculation , if the house did not have central air , and it was added to an older existing heating system ductwork , that duct work is insufficent for the airflow of a central air system .

If it sounds to good to be true it probably is.I suppose you can speculate about the US or you could look at the trends that say Toronto and other metropolitan areas in Canada are growing at a rapid rate and affordability is driving people out further every day into the outlying areas and you should be looking closely at how you as an investor can benefit from this.If you are worried about property management...don't.
