Hi Molly,Since, you are merely using one loan to pay off another, it doesn't seem like an efficient use of capital (especially if the loan you are paying for the primary has low rates).

I think almost half the cost comes from the teen driver.Additional $345 annual to add $1M excess uninsured / underinsured motorist coverage.A $2M umbrella on top of a $2M STR policy might seem like overkill, but it's a big three-story house with seven bedrooms, max 19 guests.

Yes,it seems due to the Cares act and moratorium that ended 7/2021 we are only back up to about 78% of the number of monthly foreclosures of about 35K a month but yet there are over 2 million delinquent loans currently because they are not actively foreclosing.

My point is that observing the 2008 GFC it seems like interest rates are a leading indicator for future delinquencies, and that delinquencies tend to lag by about 2 years.Should we expect something similar to happen again in the current market?
