I'm looking for a STR real estate agent who knows STR zoning, local STR regulations, and best the investment Markets.I'm open to invest anywhere in the country.

If not try to go the FHA route and some parts of Chattanooga including parts of Catoosa County which is a very hot market as well are in the USDA zone that requires a 640 score with no money down. 

any pointers on where to start - zoning consideration,  feasibility analysis.. etc.   

There is no zoning so the remodel part wouldn’t be an issue as I am not adding on.

To me, since the listing shows an fairly updated home with the DOM creeping up, that would be a red flag that the ask price is high. 

My brief understanding of the new law:Senate Bill 9 is a bill that allows lot splits and two-unit projects in single-family zones making the single family homes and multifamily homes to coexist in the same zone.As the population becomes denser in California, there is a continuous demand for residential property.

(Would break even or be in the red until our loan is payed down a bit).

One problem I see is that due to the red tape involved with these loans I may miss out on a deal while waiting for approval on one of these loans. 

I'll add some red-neck talk for the white-collar folks who have made a comment on this subject.
