Are the numbers from the purchase price from 9 years ago still valid if calculating return today?

I'm interested in purchasing raw land (or close to raw) to scale up as cash flow permits.

So if you bought a property with seller financing in 2020 when the AFR was ~1%, would the AFR now at ~4% apply for the seller or would they be locked in the AFR at purchase?

We purchased almost everything from Amazon and Wayfair.
