A 3-year lease is no gift to landlords as it prevents increase in rents for three years, results in more early terminations than a one-year term, and if you get a bad tenant - 3 years is a lifetime.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

Not a chance in hell.......I see 2 options......(1) Belt sand it down, re-stain and seal it...... charge a reasonable fee for that..... probably $300-500 max(2) Charge them $300-500 for the damage, but replace all of the counters with better materials and eat the cost now, but prevent the issue again in the future..... horrible counter tops for the main sectio in a kitchen..

Hi David,@Olivia Radziszewski had a really good point, scoping the sewer is a good way to prevent huge unforeseen costs (cost the owner before me $5k to replace the pipe to the house.)
