Just wanted to introduce myself to this great forum...Name is Jim, and I have been a remodeler for over 30 years and dabbled a bit in buying and selling, but now I am going to take the plunge and do some serious REI.I plan to use my skills to do fixers, or small homes to add on to to target that all-important 3/2 range of houses (most of the older fixers in my area tend to be 2 Bedroom and 1 bath).

I would gander that rentals that target the more affluent have lower default/eviction rates than rentals that target the average joe.
