So house hacking seems to be a pretty viable strategy for newbies, but finding the perfect multi in your neighborhood can be tricky.

On smaller projects with a local community bank or credit union you can get away with less as long as you can show reserves after down payment of 6-9 months of debt service.

Which may be a reflection of 100% perfectly accurate numbers drawn from where and how the founders got started (speculation on my part).

The MF market is just crazy hot right now, with a lot of properties selling for "perfection" and maybe I'm just trying to talk myself out of putting the work in because I know the odds are pretty long right now.

Tampa looks like a perfect fit for me right now but for some reason everything I read online says Tampa has a high crime rate?  

not sure if everyone feels the same way, but rates seem to have gone up so much in the last 2 months....30yr fixed is now at 4.9% if you have perfect everything and with LTV of 70%....This is really going to have an impact on RE soon...

Or are we passing up perfectly healthy deals?
