List 2 It seems that the more research and evidence I get (I am a tracking nut) that this list moves around a little from a filter perspective.

I got sick of dealing with nut-jobs on the phone so I farmed this part of the business out to a call center that specializes in dealing with distressed sellers.

The problem with that is that it's easy to blow through your savings sending out all of these letters, and then give up before your efforts starts to bear any fruit.  

If (and most people don't) you do the math for the risk and factor in the cost you should be worth for taking the risk and the number of total number of house you invest including the time it takes to find a property and then factor in flips you don't make a profit on and those you actually lose on there are many more fruitful things you should be doing with your money.Example?

I was networking a great deal when I first started and it has been fruitful to say the least.

We have had a few nut cases give us grief for getting our junk mail.

the best, and i think most useful section, was the one on appraising properties that presented the rules of thumb the community relies on.if you ever plan to updated it with more information, i think it could use sections on more practical nuts and bolts aspects of being a landlord such as - how to write advertisements (following fair housing law), getting buildings up to code, creating leases, the eviction process, etc. maybe that's too finely focused, but i feel like you have a really great guide started here that could become all-inclusive. thanks so much!

It is just too much work for me when there is lower fruit to pick.I am not saying it doesnt work.

Then, the bolt passes thru an oversized hole in the toilet base, and the nut cannot be overtightened due to the potential the porcelain base can crack.
