Tenants for the places it sounds like you want to build are going to be less numerous as well.

I have a couple of them....both know the lay of the land....they work with OOS Investors all the time and they both own numerous rental units in Cleveland. 

For example, often fire damage is water damage--they put the red stuff out with wet stuff.

I’m looking to put the least down I can to leverage, and invest the rest of my cash on another rental once I get my feet wet.

I have been listening to the BP Podcast for awhile and just hit episode 27.I didn't want to miss info or base a decision on something that is now outdated.Should I keep listening numerically, start at the end and listen backwards since so far the order hasn't seemed to matter, or some other order?
