I have already talked to HOA, no outstanding balance as of Dec 1, no rental restrictions, etc...I don't want to be seen as "the guys who asked all these questions" and get eliminated because of that.But once they put ink on the offer and have accepted me mentally as the buyer, during my 15 day inspection period I can make them and the listing agent aware...from the angle of me trying to do all I can to save the deal and not waste time.

It seems like from people who have a "rich dad" mentality the general consensus is to stay put and start investing.  

I think there's a sort of feeding-frenzy mentality when it comes to a lot of these wholesale "deals."

Having had a couple of properties sold over the past, when I got low ball offers, I made a mental note of the buyer.

I've seen good tenants start out really great and then six months or a year later just totally flake out.Whether you blame it on global warming, drinking the local water or mental illness it's just part of the biz and you follow procedure.

My previous profession was in the Mental Health field and Government with various other jobs along the way.

However you should take a really hard look at your choices if a $14 swing will make or break you.This may seem like a lot of calculation for not a ton of money, so mentally I added a few zeroes to the calculations: those at a much larger scale should similarly be worried about whether paying an extra $1mm is worth reducing monthly payments by $14k: math is exactly the same but I bet we all feel different emotions about those bigger numbers.

Expect that and you'll be better prepared mentally.  

I had at one time 350 SFR's I built them up in 2010 to 2013 and sold out.. and the guy I sold to could not make a go of them.. he cratered I walked with 7 figures.. it takes a certain mentality and skill set to run hundreds of C class.. he then went to Pittsburg without me.. because I did not know that market and bought another 50 to 75 homes.. and those all cratered you may have bought some  LOL or your clients did for sure..   

I guess I am simply finding myself struggling to free mental space to believe it's actually possible to become "financially independent" , and not just another pyramid scheme, book or, no offense intended "social networking site" etc.
