You do this with lower priced homes, you'll have issues, more than half falling out unless you hold their hand, educate them, monitor them and motivate them to cure what ales them.Having a CPA who got divorced and had medical bills, or any other sophisticated professional, who doesn't need a babysitter is a much better prospect.

At the same time my skill set is in running our crew and remodeling not in the numbers. 

Then whatever remains, figure if you can live off that by month and by year....including things like food, utilities, car, clothes, insurance (medical and property)...etc.Note: maintenance - So you cancel the PM and save the 10%, but you still need to stuff like cut grass, shrubs, paint, fixtures.Note: Capital - don't forget to budget for that

It takes skill to set up and it takes skill to close on it.I don't know if anyone has ever told you this before but if you end dialogue in a passive aggressive tone, the initial reaction of the recipient is to be on the defensive.  

What I lack is the knowledge and skills to find and purchase an investment property to rehab and sell.

I'm not sure if it was due to some type of medication or what caused it.

It's still a passion, but I have a deep yearning to apply my business skills.  

It's a skill set that I have a feeling will come in handy early on the RE investing journey as I have to think through supplier relationships (i.e. property managers, contractors) and how to get certain goods for re-models, capital improvements, and annual maintenance.I'm still formulating my RE goals, and I'm still very much enjoying my professional career... so I'd say that my goal is to generate enough cash flow that I don't need my W2 career to survive and I'm free to focus much more on what I'd like to do professionally rather than what I think I have to do to survive.
