I likely would not have qualified at the time due to my self-employment status and I'm not sure it would have worked regardless - there were a total of 5 buildings in 3 locations.

After filing for the EIN under corporation status my team and I would like to change our status from corporation to s corp l.

Rehabbing a property and then having to market it with it's original Year Built status is often no comparison to marketing a property New Construction.  

To me, disclosing your status as a licensee shouldn't be a problem unless you are breaking the law. 

I suppose forming an LLC is one part of it, but there are other considerations as well (e.g. your marital status, insurance policies, 401ks, etc.).

Also optionally allocate across only subset of properties, e.g. mowing lawn for a duplex, that charge only gets allocated to those 2 doors.2) Download from bank and credit cards, and then what's the interface for quick bulk tagging - we currently tag each transaction by expensetype and property so thats 2 attributes per transaction, so how long would it take to tag say 100 downloaded rows all at once.3) Generate monthly journal showing rent payment status by property so we know who hasn't paid and needs followup text and/or a 3 day notice.4) Separate out management reports from tax reports.  

I have never owned a property and I am really interested in getting started and I have absolutely zero money saved right now and I want to change my financial status as soon as possible.

And as I'm sure you understand, his wife's family back in Europe isn't helping much.What the wife doesn't understand is that residential housing is her husband's BUSINESS, not his EXPRESSION OF SOCIAL STATUS.

@Art Maydan   I am not the PC police but if you are planning on discriminating based on familial status I would not suggest putting it on the internet.  

If you are legally married, your wife is not permitted the Head of Household Status.
