In addition to what I stated previously that any judgement or lien attached to you is a pitfall for your "partner" buyer, many title companies are not accepting quit claims deeds as Insurable except for an internal transfer of title.  

Since state legislation moves many times off the radar and at a much quicker  pace things have a way of sneaking into law and you need to verify locally that Utah still follows federal practice.  

I believe that there are international banks  such as Barclays, Deutchbank, etc., where you can open an account in a US branch and also in a UK office, and link the accounts in order to transfer money back and forth easier.
