Check out rentometer.com Hey, thank you for replying, the issue that I have with rentometer is that the realtor, when I ask for the rent, gives me a different number that's genrally lower than rentometer, so again, I don't want to be optimistic about it and then the numbers don't work out.

Using these resources can be labor intensive but they are free public sites in most cases.

I got one single lease payment from one single party and that seemed to work out just fine as far as the city was concerned. 

@Greg DickersonI wouldn’t do it without a GC, would definitely use one for oversight and try to work out a flat fee.

@Sean Spellman how did this work out for you have you now invested there?

The home needs a lot of attention but could work out to be a great deal if bought at the right price.

If you can do the work and find a suitable tenant it might work out ok.

Also if hard money is needed would you recommend if the ARV is solid and the numbers work out?

Even if the market did drop right after my purchase, I mean, as long as I can pay the mortgage from rent and hold onto the property for the long run, everything should work out fine... right?
