I have the option to increase the rent on Unit 1, Unit 2, and Unit 4.

In some markets, a simple bedroom will bring $1,000+ per month in rent, and in other markets the same bedroom is only worth $300/mo.

Any increase in revenue will not be attributed to the photos by hosts.

My leases state that any monies owed are payable "as rent" so that if they do not pay that damage bill I can simply choose to evict them for "unpaid rent" which is simple and cookie cutter.

Get something simple, but durable and don't get anything that requires a water connection.

We just went back with simple fiberglass wall panels and problem solved.  

For a simple one, about $1000. 

Not only is the current owner asking for a 300% price increase over what they asked in 2019, but they have included in the new asking price the cost of the garish furnishings they want to sell with the home.
