Took one booking, the tenants broke contract by bringing a pet (dog hair and a bone were left behind), and Landing was not exactly pleasant to deal with in recouping security for extra cleaning and damages (dog used the ceiling fan remote as a chew toy). 

Bruce,I think right now you have so many folks working remotely that the commuting issue is in fact not an issue and to be honest I really think this new trend of remote work will be around for the long haul.

I can't speak for myself but my sister has a vacation rental here and she added baskets with beach towels, inexpensive flip flops, and children's toys/board games.

Low cost, long haul, index funds will get you there.

My last vehicle was a 2005 Toyota Sequoia with lots of room for kids or hauling things around town as a property manager and investor.

We have a good connection with a fantastic contractor that is in it for the long haul, so we looking to get properties that may need some to a lot of work done.  

If you can pick up a few properties and hold on for the long haul you’ll be sitting pretty in 20+ years.

You don't have to own a lot of expensive toys or dine at the finest restaurants to feel content.
