I'm not saying you don't have a right to your money.. or to rent increases,, but in the big picture this guy likes his home and will probably stay till he can't walk up the steps any more.. longest we had a tenant for was 16 years and she'd still be there today if she could have crawled up the steps.. we never made her late rent a issue, which happened occasionally, she hardly never complained kept apt clean, and us informed of other tenant issues... we did work as needed painted occasionally, she loved the apt and we were sorry when her limited mobility made it impossible for her to live there any longer..

Then we have the Trump fuels Real Estate theorem, repeal Dodd Frank stuff.....I'd love to get a mobile home park, cash flow is so high, and I hear that some are really great places and great people, but I could not figure out borrowing or an exit strategy for that matter.

If you are just assigning the contract and not taking title, there is nothing for you to sign.If you buy the house and then sell it like I do, you can close a cash purchase transaction by fax or email and wire the funds.On the selling side, many title companies are still going to want the deed signed in person and notarized, but they could email that to you to take to a nearby bank or have a mobile notary come to you on your lunch hour.

Pay the fees to open a commercial account, or see if your bank has a mobile deposit option, or set up a bank to bank transfer online, or even create a venmo or paypal account... anything other than what you suggested.
