Currently reading David Greene's book on Long Distance RE Investing and looking to make moves either in Denver, North Carolina (Triad), or elsewhere. 

Upstairs - opened up the kitchen, rebuilt the kitchen, new appliances, build a dropceiling, added wallpapers, repainted, new flooring in the living room and kitchen, new ELFs, baseboards, crown moulding, separate laundry, and closed-off the basement.Downstairs - built kitchen, soundproofed ceiling (2 layers of insulation, 2 layers of 5/8 drywall, green glue), 200 AMP service upgrade, converted a storage room to a bedroom and repainted.

The areas that don’t have restrictions are Meyers, Tahoe Paradise, and Pioneer Trail.

No need to waste anyone's time :) Takes 5 minutes to call listing agent and say hey I'm coming in at this price no inspection, as is...will you entertain this offer or is the seller very firm.I've gotten offers 20% off list but that's because like @Jonathan Greene said they had been on the market over 90 days.Keep your expectations low on this one lol not likely to work out but once again always worth calling the listing agent.

I have Green Mountain Power on their payment plan and pay around ~$100/mo. 

If you can rent the house for 2K, and be $750 in the green before Capex, vacancy, etc, then I'd do so.

I want the community to check my analysis on a property I think I may put in an offer.It's a 4 plex in Paradise Valley Village neighborhood in Phoenix Arizona.

My wife and I make good money so I could knuckle down and pull a David Greene and work my day job (Deputy Sheriff), pick up overtime, and just be frugal and save for the next 6 months to get to around $20-30k then start investing.
