Some food for thought.

So take what I say with a HUGE grain of salt!

My husband also works for the State, and runs a blog on sustainability in the suburbs (we grow and produce much of our own food on a small lot).I'm interested mostly in buy and hold, and have just started browsing different markets.

My family has been in the farming and grain storage business.

Not sure about using a HELOC as a source for a down payment on a mortgage, but food for thought because you still get the tax benefit, don't pay capital gains, and free up the equity to reinvest.

We are in our early 60s now, and would like to avoid having to eat cat food when we are 80+. 

I'm currently looking around for my first deal - so take with a grain of salt...Can you realistically continue to rent for $700 without the additional $20k-30k or work?

This is just food for though should you ever purchase more rental properties.
