What I did is post the full URL to my "invite friends url hereon BP and linkedin auto created the tiny url.Go to your dashboard, click on networking, choose - invite friends, scroll down and copy and paste the url you get.That simple and yes, everyone who is on other sites should do it - so long as trhe other sites allow you to.Will Barnard

you can ask for copies of checks if he paid in checks....or bank statements to see when he deposited...it gets tough if he pays in cash...you can check his taxes to see if he's been claming the income, although this won't tell you if he paid on time or not..in truth, i always budget on evicting the existing tenants, and then hope to be surprised with good tenants...it's diifficult to prove that a tenant paid on a certain date..i'm looking at selling a property or 2 right now, and i have a great record of rents, date paid, date a tenant complained of something, date i fixed the problem, etc.

I had all my eggs in one basket.With that lesson, I would say have them provide you with documentation and copies of everything (keys, lease, move-in checklist, pictures, maintenance records, tenant call records etc etc).
