Lonnie Deals, Title transfer question

When I go to sell the mobile home under owner financing, who hold the title usually? the Me(seller) or the buyer?

How do you insure interest in the property?

It seems like it would be easiest to just continue holding the title until the final payment is received. That way there is no need to keep transferring title and having to pays more fees associated with all of that.

What is everyone here doing?
