Interesting market for sure, though the oil and gas industry is subject to substantial swings and isn't for everyone. 

Industry seems to be growing and so is population.

That obviously didn't go well because Covid-19 hit and everything in the hospitality industry went upside down for a couple of months.

Jake and Gino have a very handy post here 5) We look for industry diversity, job growth, population growth, rent growth without major vacancy growth, new construction (but not oversupply) and other factors.

I am working with someone with experience, he's been in the industry for 15-20 years now, and is pretty close to automating his business. 

I am very inexperienced and rather young so any assistance from more experienced people in the industry would be much appreciated!

Literally everything seems to boil down to the numbers, and the numbers don't lie, which is true across basically every industry and area of life.

So I will narrow my comments to the location, the Investment Team, and buying turnkey.LocationWith an almost infinite number of places you could invest, I recommend narrowing your location search based on the following criteria.Population > 1M - Smaller cities may be too dependent on a single industry or employer.

My industry has been hit hard by COVID and we are pending heavy layoffs, which is fine and may free us up to move back to Texas since we had a child here and need support.It turns out I have a friend investing heavily in Wisconsin and another in South Carolina.  

(btw Kiyosaki’s company just filed for bankruptcy).I personally find books about/from titans of industry way more interesting.
